Current Living Situation: Briefly describe your current situation (e.g., renting, living with family). This allows us to understand your background as a tenant.
Occupants: A list of everyone who will live in the property, ensuring we know all residents and maintain safety and transparency.
Guarantor: Confirmation of whether you can provide a guarantor, which can help strengthen your application by showing additional financial backing if required.

Why It’s Important: After receiving your summary, we send an application form to all tenancy holders and any adults who will reside in the property. Please note that each tenant applying for the property will need to complete their own form—so for two tenants, we’ll need two separate forms.

Employment Information: Current employer details, position, length of employment, and salary, helping us verify financial stability and capacity to meet rental obligations.

Financial Background: Information about any outstanding debts or financial obligations, as well as credit history, which allows us to gauge financial reliability.

Why It’s Important: Your guarantor will receive a separate form to confirm their commitment and have to sign our guarantor form. A guarantor acts as a financial backup, providing additional security for the landlord if any issues with rent payments arise. This is a crucial step, especially for applicants who may not meet certain financial thresholds on their own. A verified guarantor increases the likelihood of a successful tenancy by offering the landlord peace of mind.

Why It’s Important: After receiving all completed application forms, we request a holding deposit of £150 to secure your position in the application process. This fee demonstrates your commitment to the property, allowing us to initiate background checks and start the formal application. Here’s how it works:
If Your Application is Successful: The holding deposit will be credited toward your first month’s rent or security deposit.
If Your Application is Unsuccessful: £21 per person will be deducted from the deposit for background checks, with the remaining amount refunded.
If You Cancel Your Application: Should you cancel during the checks, the holding deposit is forfeited. However, if the landlord chooses another applicant, we refund your holding deposit in full.

We request that housing-related payments, such as the housing support portion of your UC, be made directly to Holmes&Co. This ensures rent is paid securely and on time. If you’re not already receiving housing support, you’ll need to apply for an Alternative Payment Arrangement (APA), which allows payments to go directly to your landlord or agent.

Once your tenancy agreement is signed, you can update your UC claim to include housing costs. The Department for Work and Pensions (DWP) requires proof of your tenancy, such as your signed AST (Assured Shorthold Tenancy) agreement, to process this. Payments typically begin within 5-6 weeks of submission.

As there is often a delay between applying for housing support and receiving payments, tenants must cover the rent during this interim period. Setting up a direct debit for the full rent amount ensures everything is covered while awaiting your benefit payments.

Rent is due monthly on the date specified in your tenancy agreement. We offer an online payment system for secure and convenient rent payments, where you can also set up direct debits to avoid late payments.
How do I get my deposit back at the end of the tenancy?
After you move out, we’ll conduct a final inspection of the property. If the property is returned in good condition with no outstanding rent or fees, your deposit will be refunded through the Deposit Protection Scheme (DPS). Any necessary deductions will be discussed with you beforehand.
